Own a home designed to move with you. Whether Phuket is your full-time base or one of several places you call home, enjoy your residence whenever you are here, with the flexibility of professional management and optional rental income while you are away. The rental programme is one part of a broader ownership experience, alongside concierge, 24/7 security and complete property care.

How it works

Enrol when it suits you

Furnish with one of our approved packages and hand us the keys. Take your home back out of the pool whenever you want it for yourself, with a little notice for guest bookings.

We run it like a hotel suite

Cleaning, linens, maintenance, marketing, bookings and guest service, all handled by KĀHLĪ. If a guest ever causes damage, we recover or cover it, so your home comes back to you as you left it.

Income is pooled and shared fairly

Every enrolled home shares its pool's income pro-rata by how long it was available, so a quiet week for your home is smoothed out by the rest of the pool.

You are paid on your schedule

Choose monthly, quarterly or annual payouts, tracked in your own owner portal in close to real time. You can book your home for yourself there too, at no charge.

What you keep. You take 60% of the pooled income before fees. After a small sales and distribution fee (2.8% of gross) your effective share is about 57.2%, and the ฿15,000 monthly management fee is waived the whole time your home is enrolled.

A worked example. Say ten homes are in a pool and five are booked one night at ฿15,000. That night earns the pool ฿75,000, split 60/40 and shared across all ten homes, not only the five that were occupied. Everyone earns when the pool does.

The licensed-operator advantage

Your income is earned legally, by design

In Thailand, renting a home for stays of under 30 days counts as operating a hotel and needs a hotel licence. Through 2025 the authorities stepped up enforcement against unlicensed daily rentals, Phuket included, with fines and up to a year's imprisonment. Because your home earns inside KĀHLĪ's licensed rental pool, that short-stay income is lawful and the compliance is ours, not yours, unlike a private villa let out daily on its own.

Rental pool questions

Are the Villas and Terraces in the same rental pool?

No. KĀHLĪ runs two separate pools, one for the Hillside Villas and one for the Terraces. The way each pool works is identical, but they are different homes for different buyers, so the income from each stays inside its own pool. A villa shares only with other villas, and a terrace only with other terraces.

How is the income split?

You keep 60% of the pooled income before fees, and KĀHLĪ takes 40% to run the programme. After a small sales and distribution fee (2.8% of gross) your effective share is about 57.2%, and your monthly management fee is waived the whole time your home is enrolled.

Do I have to join the pool?

No, it is entirely optional. Your home is yours to live in. The pool is there if you want it to earn while you are away, and you can take your home in and out of the pool whenever it suits you.

Can I still use my own home whenever I want?

Always, with no cap on your own use. The only ask is enough notice of your dates so guest bookings can be managed around them. Family and guests stay at no charge.

How and when am I paid?

Why do the Terraces show higher returns than the Villas?

A smaller footprint and a lower entry price give the Terraces a higher yield as a percentage, which is why they suit an investor-first buyer. The Villas cost more and return a steadier percentage, but on a larger, more valuable home you are more likely to also live in. Different maths for different goals.
