Common questions
Is this freehold or leasehold?
It is leasehold, and deliberately so. Leasehold is the clean, legal route for a foreigner to own here, held in your own name. With nominee freehold arrangements now under scrutiny in the market, leasehold gives you a safe, transparent alternative with none of that risk. We will introduce you to an independent Phuket lawyer to walk you through it.
What is the reconfigurable third room?
The top floor is yours to set up as a home office, a second living room or a guest bedroom, each with its own ensuite, opening onto the rooftop terrace and BBQ. Tell us your preference and we build it that way.
What are my ownership options as a foreigner?
You hold the lease personally, in your own name, registered at the Land Department. Rental income is subject to 15% withholding tax, and we are happy to introduce an independent Phuket lawyer to advise on your situation.
What are the payment options?
Two routes, both starting with a 3% reservation and a 27% first payment. Either pay in stages tied to construction milestones, or take the 24-month vendor-finance plan, where the final balance is spread across 24 monthly instalments at 10% APR. Rental-pool income can be applied against those instalments.
Do I need a furniture package?
Only if you enrol in the rental pool, where an approved package keeps guest standards consistent. If the home is purely your own, furnish it however you like.
How does the rental pool work?
Hand your home to KĀHLĪ when you are away and we run it end-to-end. The split is 60% to you, 40% to management, before fees, pooled across all enrolled homes and shared pro-rata. Short lets under six months run through the programme, so service stays consistent, and you keep full personal use.
Can I use it whenever I want?
Always. There is no cap on owner use. The only ask is enough notice of your dates so guest bookings can be managed around them. Family and guests can stay at any time at no charge.
When does construction start?
The Terraces are scheduled to start construction in November 2026, with completion estimated for December 2027 and progress updates throughout. Sales are open now, so you can reserve early. Your exact delivery date is confirmed in your sale agreement.
Can I sell, and take the proceeds out of Thailand?
Yes. You can resell privately at any time, and the buyer assumes the existing agreements. Funds wired in from an overseas account can be returned to that same account on resale, so international portability stays clean.
Two ways to pay
Pay as the build progresses, or spread half the price over two years. Payment plans are approved on a case-by-case basis, so talk to our team about what fits.
Construction-linked payments
Payments follow the build, stage by stage.
The reservation fee is non-refundable but can be transferred to a different plot.
24-month payment plan
30% in, then half the price over two years.
Handover on the final payment. Rental-pool earnings can offset the monthly payments, early settlement carries no penalty, and resale is possible after the second payment.
